Selling Your House in a Tight Real Estate Market

Selling a home is a stressful event, especially when a real estate boom goes bust. Here are ten tips to help you take the stress out of selling your home in a tough market.

1. Do your Realtor homework. In a lousy real estate market, you want the best help you can get to sell your home. Take your list of questions to several Realtors and take a goodly amount of time when you interview them. Comparison shop. No one’s rushing to buy homes this year, so don’t be in a rush to choose a Realtor.

2. Get ready. Many Realtors agree it takes 30 days to ready a house before the “For Sale” signs goes up, because those first impressions often will prove the most important factor in whether a “looker” eventually becomes a “buyer.” Make the investment in external repairs that can mean the difference between a quick “No” and extra time spent examining your house. This is the time to paint, patch and repair what buyers will see first. Buyers are more forgiving in a strong real estate market, not in a weak market.

3. Consult the owners of homes that successfully sell. What buyers consider valuable can vary from region to region. Ask those in your community with a newly placed “sold” sign for pointers on how to prepare your house for sale. What did they notice that most “lookers” paid attention to, or commented on, when exploring their house? Just ask - is installing new carpeting more important or is it better to freshly paint the walls. Ask several owners of recently sold homes, and take lots of notes. These can serve as your guide to using your time wisely to prepare your home for sale.

4. Actively engage your family. Let them know that there will be “company,” and to assist you with their unique skills. Let the list-maker in your family make repair and “sprucing up” lists, and keep lists of Open House dates and other important information. Share the work of selling a home, and every family member will have a personal stake in your success. Delegating the work that goes into selling a home also will dramatically reduce your stress.

5. Be flexible with personal plans. Stay focused on the goal from the time you first plant that For Sale sign on the front lawn to the first Open House - no activity should become a distraction. Don’t plan messy parties or major functions during this period, because you want your home to be tidy at all times. Arrange family gatherings elsewhere. You’ll want to be particularly vigilant when homes aren’t selling easily to make no mistakes.

6. De-clutter. A cluttered house looks smaller. Rent a temporary space at a local storage facility and fill it with seasonal items extra clothes and even extra furniture. A de-cluttered house also will reduce your stress levels by simplifying the sprucing-up process. Place personal items out of sight. If you’re overworked and time-starved, place an ad on Craigslist.org and hire a college student or affordable cleaning service to help you. If you can’t afford that, consider downsizing your possessions. Are they really worth cleaning, storing and stepping over year after year?

7. Disappear your pets. (temporarily, of course) Not everyone likes dogs; not everyone likes cats. Arrange for a day away in a boarding facility or away from home with a member of your family on Open House days. When the real estate market is slow, you don’t want to offer any excuses to potential buyers that will make them turn away from your wonderful home.

8. Stage your house. Do a little research about “staging” your home, and if you’re financially flush, hire a professional staging service to do this for you. Exchange harsh lighting for soft lighting. There’s nothing like freshly baking cookies swear some old timer realtors. Sprinkle baking soda on your carpet before you vacuum. Buy a bouquet of fresh flowers such as inexpensive daisies to brighten up your room.

9. Be honest. No house is perfect. Be honest about shortcomings. The buyer will trust your honesty and be more inclined to trust a decision to make a purchase. It’s a buyer’s market, so become a trustworthy seller.

10. Be realistic. The higher the price, the longer it will take to sell your home, especially in a lousy real estate market with high foreclosure rates that are pushing home prices down. Have a frank discussion with your agent about what amount you will accept below the asking price, or how long it will take to find a buyer who will meet your price. Engage a practical friend or family member in this discussion.

Selling your home during a tough real estate market isn’t impossible. It simply requires pulling out all the stops and being fully informed.

How long does it take to Confirm the Swine flu/H1N1?


I live in maryland and we have 15 cases of it waiting for there Confirmation for about 1 week and a half now. Why aren’t they saying we have it or we don’t.

This is an interesting question! I have been watching for this since they first announced they “may have suspected cases” in Maryland - as you said this was well over one week ago - since then many other states have found new suspected cases and confirmed them - nothing has been confirmed in Maryland. If you ask me, that means either that the tests came back negative (the people don’t have it) or the results are inconclusive. Definitely the results are NOT confirming the H1N1 or they would have published those results. It doesn’t take that long to confirm it although it has to be send to a special lab in the state, to my knowledge you should expect the results to be back within 24-48 hrs.

Cleaning the interior of a flute?


Ok, so the joints of my student flute are really ORANGE! b4 u tell me this, I know im not supposed to play right after i eat, but no one ever told me that, and i didn’t learn about that rule until my new band director took over. and now i am trying to clean the orange off caz i just noticed it and i need to use it for an outdoor performance on friday but i don’t wanna get sick from playing on an well, orange flute!!!! is there anything i can either use or do to remove the orange buildup??? and actually the whole inside of this flute has all kinds of stuff in it!!!! I need to get this out, bc as previously mentioned, i don’t want to get sick when i play on this flute!!!! Please Help!!!!!

It came with a cleaning rod - which it appears the you either lost, or have not been using. This inside has to be dry and CLEAN - and yours has something growing in it. So - thread a cloth ( and man’s handkerchief that is old and soft is perfect) through the end of the rod - and it shold be thick enough to really WIPE that inside, not brush brush over it, at least for THIS procedure. Spray a little bit of window cleaner on the cloth - NOT YOUR FLUTE!!!. Se if some elbow grease does not budge some of the crud. (Orange, you say? Many toxic MOLDS are pink . . . ). When you have this as clean as you can, throw out the cloth. Good wiping-out practices in the future might budge a little more - but this is GROSS,you know that, don’t you? I am particularly concerned about the headjoint - without soaking it, you can wash it out - I would use some antibacterial dishwashing liquid. Pay really good attention to the embouchure hole - it needs a Q-tip to get out all the CRUD built up in there, if it is anything like the insides.

I had a famous professor in college whose flute was stolen (actually, his back-up flute - which was still a Haynes). Police called a few weeks later - good news, bad news. They had found his flute in a pawn shop - but the person who stole it had escaped from a jail where there had been rampant tuberculosis. Had to have the whole flute stripped down and disinfected, then reassembled with all new *softs* - corks, felts, bumpers, etc. We have swine flu epidemics in schools in EVERY state - and you have a flute that is orange inside? If you live in NY - do not call me for lessons . . .

there are meany case,s out there but only eighteen im the {usa} that have died from it.my bother,s little boy,s school found some case in his school but none of them died are got sick but the one,s that all ready had it and even then they could not fined out how they go it.

Stomach Upset

“We try to separate out the temporary ‘I ate too much pizza’ from the long-term,” says Sherman Hess, B.S., R.Ph., a pharmacist in Portland, Oregon, who has guided many a gastronomically upset customer to the antacid shelf. Temporary stomach upset may be due to indigestion or flu. Often, it’s the result of something-or the quantity of something you ate. Here are some tips that can help you.

Try Some Soda : Soda pop, particularly 7-Up and other noncaffeinated varieties, helps to settle stomachs, says Hess.

Take Fruit Juice For Flu : If you have the flu, with diarrhea and vomiting, fruit juice will help resupply the potassium and other nutrients your body has lost.

Don’t Count on Milk : Douglas C. Walta, M.D., a gastroenterologist in Portland, Oregon, says milk often hinders rather than helps stomachs because some people can’t digest it easily. “Milk is probably the biggest contributor to gut upset that I see in the population over 30,” he says.

Ease Off on Coffee : Coffee may irritate the stomach. “It’s controversial whether it’s the acid or the caffeine or both,” says Walta.

Hold Off on The Booze : Alcohol also is an irritant to the stomach lining, Walta says.

Lighten up on Pepper : Red and black pepper are frequently identified as gastrointestinal irritants, says Kimra Warren, R.D., a registered dietitian at St. Vincent Hospital and Medical Center in Portland, Oregon. Try cutting back to see if your symptoms improve. If they don’t, then pepper isn’t your problem.

Don’t Smoke : Walta notes that smoking is often associated with ulcers. Cigarette smoke is a gastrointestinal irritant.

Watch Your Diet : Do your stomach a favor and eat foods that are easy to digest. David M. Taylor, M.D., a gastroenterologist and assistant professor of medicine at Emory University in Atlanta and the Medical College of Georgia in Augusta, says the stomach has a tough time with fatty, fried foods. “A high-carbohydrate, low-fat, high-bulk diet is the best thing,” he says.

Increase Fiber Gradually : A high-fiber diet is good for your health, but don’t go too high too fast. A gradual change of diet, with a slow but continual addition of fiber, will help to offset tolerance problems.

Choose Veggies Carefully : You may love broccoli, but if you have a problem with gas, perhaps you should cut back, suggests Warren. Too much of certain gassy vegetables, namely broccoli, cauliflower, and brussels sprouts, can be a problem.

Limit Problematic Fruits : Some people get tummy problems from eating apples and melon. Pay attention to whether your stomach upset followed eating one of these. If so, skip them.

Worry About The Quantity, Not Quality : Walta says it’s a myth that hot, spicy foods create stomach problems. So go ahead and eat spicy food. Just don’t overload your stomach.

Cook Gasless Beans : Warren says if you throw out the water in which you’ve soaked the beans over night, and cook them in fresh water, you’ll significantly decrease their gas-causing potential.

Think About Your Diet : Problem foods can be very individualistic. Identify the foods that you are sensitive to, then avoid them.

Exercise Your Body : “Exercise is very helpful,” says Taylor. Even a brief walk, particularly after meals, may aid in digestion and help you feel better.

Drink Plenty of Water : Nutritionists recommend six to eight glasses of water a day to help with digestion.

Avoid Laxatives : If you have constipation, it’s better to avoid laxatives, says Taylor. Instead, go the more natural route and take bran or a commercial bulking agent such as Metamucil.

Layoff The Aspirin : Aspirin and nonsteroidal anti-inflammatory drugs, such as ibuprofen, can actually create ulcers. “What causes ulcers to bleed is aspirin,” says Walta. If you have a sensitive stomach but you need pain relief, try acetaminophen or enteric-coated aspirin.

Take an Antacid : Antacids are very effective in soothing stomachs, but they can have side effects. For example, magnesium-based antacids can cause diarrhea, while calcium-based antacids can cause constipation. Antacids with aluminum hydroxide also can cause constipation.

Switch Brands : Sometimes, a different brand of antacid may prove to be more effective.

Don’t Take an Antacid Too Long : Side effects from antacid use usually don’t appear unless a person has taken the medication for several days. But if the problem has persisted that long, it’s time to call the doctor.

Try an Antacid in Tablet Form : Hess suggests taking an antacid in tablet form because the dose is lower than in liquid preparations and there fore may not contribute to constipation or diarrhea.

Relax : After disease is ruled out as the cause of stomach discomfort, the underlying culprit often turns out to be stress. Stress frequently translates in to physical problems. Along the gastrointestinal tract, these problems can include indigestion, irritable bowel syndrome, constipation, and diarrhea.

The Cure : Unwind. Relax. Enjoy yourself. Taylor says he recommends “hobbies, running or tennis or hiking or karate, or communing with nature, or sex, or whatever” to patients whose stomach troubles seem to be stress related. He says one of the most effective prescriptions is to take a trip. “They come back and say, ‘Gee, doc, it’s remarkable. I went away skiing and now I don’t have any trouble.

I was in San Diego to take a flight back to Virginia when I heard about this thing called "gripe swine.

Some would say that California was ground zero for this outbreak in the U.S.. I did not think much about it until we got home to learn the outbreak is spreading rapidly.

Should I NEED to take a Flu shot this year?


Is this year’s Flu season expected to get SERIOUS? I hear so many stories and media reports barking about getting a Flu shot for this season’s flu strain.
I did take a flu shot for the past three flu seasons as I did avoid catching it when I was teaching in my local school district.
Since I stopped teaching (last year) I am wondering if I need another flu shot for this year.
Thanks for medical and others opinions.
I am in Texas.

Nobody ever needs a flu shot. It’s one of those great medical myths that induces control by fear.
